What a difference Custom Sealcoating makes!
What is Sealcoating:
Sealcoating is a treatment placed on the surface of pavement to protect against the weaknesses of asphalt & prolong the life of the asphalt pavement. Sealing an asphalt pavement after the curing period will protect the pavement against destructive factors.
When asphalt is left unsealed to bake in the sun, ultraviolet rays destroy the strength and flexibility of the asphalt, leaving it brittle and cracked. These cracks, even hairline cracks, absorb water from rain and melting snow. When this water freezes, it expands and widens the cracks. Unsealed asphalt is also vulnerable to gas and oil leaks, which soften and pit the surface. If left unsealed, your valuable, smooth asphalt quickly becomes a rugged, crater-filled terrain!
Benefits of Sealcoating:
Beautify
A black parking lot has a clean, rich look that presents a positive image of the company, facility, or residential complex.
Prevent Oxidation
Sealcoating fills surface voids, reducing exposure to oxygen and water and prolonging pavement life.
Resists Gas & Oil Spills
By filling surface voids, sealing also reduces the depth to which oil or gas can penetrate the pavement.
Resists Ultraviolet Rays
Although the sealcoat does not repair any damage that has already occurred to the asphalt, it does prevent ultraviolet rays from further damaging the asphalt pavement.
Easier to Clean & Maintain
Sealcoats fill surface voids while coating the pavement surface. The resulting smooth and even texture makes surfaces easier to maintain year-round.
Cost Effective in the Long Run
It's less expensive to sealcoat a parking lot every few years using a coal tar emulsion than it is to overlay or replace a new lot. Sealcoating preserves asphalt for pennies per square foot.
